These Terms of Use (“Terms”) apply to the short-term rental of The Petalstone House, located at 9217 County Route 76, Hammondsport, New York (“Property”). By booking or staying at the Property, you (“Guest”) agree to the following Terms.

Use of Property
The Property is managed by The Petalstone House (“Host”), on behalf of the Owner. Only registered guests listed in the booking (“Rental Party”) may stay overnight. Visitors are not permitted without prior approval from the Host.
Stay Details
Check-in: 3:00 PM on the arrival date • Check-out: 11:00 AM on the departure date • Early check-in requests must be made in advance to coordinate with our Turnover Crew. • Late checkouts are subject to a $100 hourly fee. • Minimum stay: 3 nights during peak season; 2 nights during low season. • Maximum stay: 7 nights
Occupancy and Conduct
The Property accommodates up to 8 guests. We welcome groups of 2, 4, 6, or 8. • Smoking or vaping is not permitted anywhere on the Property. • Pets are not allowed. A $500 fee applies if one is brought to the Property. • Furniture and appliances must remain in place. • Guests are expected to keep the home clean, respect the neighborhood, and follow all laws and house rules.
Fees and Payment
Full payment is due at the time of booking. • A $300 cleaning fee applies; daily housekeeping is not included. • A $75 Property Protection Plan is required and covers accidental damage or excessive cleaning. • Extra charges may apply if more than 8 guests stay at the Property. • All payments must be made through the booking channel or directly with the Host.
Damage and Liability
  • Guests must report any damage immediately.
  • The Guest is responsible for any damage or loss during their stay.
  • The Host and Owner are not responsible for injury, loss, or damage to personal property.
  • By staying at The Petalstone House, the Guest accepts all risks associated with use of the Property and its grounds.
  • The Host’s insurance does not cover personal belongings; guests are encouraged to obtain their own travel insurance.
    • Cancellations
  • Full refund: Cancellations made 30 days or more before check-in.
  • 50% refund: Cancellations made between 7 and 30 days before check-in.
  • No refund: Cancellations made fewer than 7 days before check-in
  • By staying at The Petalstone House, the Guest accepts all risks associated with use of the Property and its grounds.
  • A full refund is issued if a Guest cancels within 48 hours of booking, provided check-in is at least 14 days away.
    • Access and Property Use
  • The Host may enter the Property for repairs, maintenance, or inspections, with reasonable notice.
  • Guests may use on-site facilities such as the pool, game area, and firepit unless marked “Private.”
  • The home, its grounds, and amenities are exclusively for registered guests.
    • Governing Law
    These Terms are governed by the laws of New York State.
    Agreement
    By booking and checking in, the Guest confirms agreement to these Terms and authorizes the Host to charge the provided payment method for applicable fees. The Guest acknowledges that this is a short-term rental, not a landlord–tenant arrangement.
